-PUBLIC NOTICE- Please take notice that the Glenwood Springs Planning and Zoning Commission will conduct a public hearing to consider application(s) for the following: 1. Preliminary Plat to create parcels for Tract J (Spirit Mountain Park), Building Areas, Common Area(s) and Emergency Services and Service Provider Easements and a Temporary Construction Access Easement. 2. Major Site and Architectural Plan Development Entitlements and Land Use Approvals 29 multifamily residential townhome units, supporting grading and infrastructure, building and landscape architecture. 3. Cardiff Glen Planned Unit Development Amendment(s)- to amend various requirements to include R.O.W adjacency building set-backs, private interior access road width, private interior sidewalk width and immediate adjacency, and interior planting/mow strip requirement(s). The application(s) are to complete the Cardiff Glen PUD with the development of 29 townhomes on the property. The neighborhood will be known as Solstice. Coincident with the development of Solstice will be the previously processed and approved improvements to Grand River Park and the construction of the new Spirit Mountain Park (Tract J). The subject property is Lots 95 and 96 (PIN: 2185-272-09-027) located in the existing Cardiff Glen Planned Unit Development (PUD)/Subdivision. The property is zoned R-3 PUD Multi-family Residential. The applicant and owner of the subject property is Cardiff 96 L.L.C.
